A family called me to view a home in their current town once they learned it had come back on the market. They weren't intending to move but this home was special to them. It checked the boxes they were seeking in a dream home. In order to buy this dream home they needed to sell their current home. We priced their home aggressively for the current market conditions. In the meantime if someone else bought their dream home then they were not going to move-the race was on to sell. To make this happen I invited the dream home seller's agent to view our property to get him on board with our marketing plan, to convince his seller to accept a home sale contingency. In this market sellers are hesitant to agree, so it was essential to have him involved.
We listed the property on a Thursday, had 6 showings and two offers the first weekend. We accepted a sales price of 99% of the asking price. Then after the inspection a fluky thing happened. The radon test that had been interrupted by a wind storm and power outage came back with crazy high radon levels. My poor sellers were anxious they had been living in a home with unsafe conditions. We managed to order a 2nd test and then a 3rd test to prove the first test was indeed faulty. It was unusual to have inaccurate results. Meanwhile on the dream home we had to get estimates from contractors to ask for an equitable credit based on the inspection.
Fast forward to closing day~we always do a final walk through prior to closing. There had been a giant rain storm the night before closing and we discovered a leaky roof of unknown origin. In consultation with the attorneys and agents we negotiated an agreement to allow us to proceed with the purchase of their dream home.
